PROPERTY MANAGEMENT SERVICES

Our Property Management Services include the administration and oversight of your real estate properties. We will handle different tasks from tenant concerns to property maintenance and repairs. Rest assure that our expert team will take care of all aspects of the owner-tenant relationship.

Pricing: $100/monthly – no contract, cancel anytime.

Includes: rent reminders, rent collection, tenant management, and landlord disbursement. Some additional services are available as add-ons.

Rent Collection

Rental income is an extremely important component of a successful investment property. B1 Realty makes it a priority to collect rents as quickly as possible.

Maintenance & Repairs

Tenant move-in and move-out inspections are conducted as well as periodic inspections to ensure all maintenance issues, either by our in-house maintenance or vendor network, are addressed as quickly as possible.

HOA Notice Management

We will handle the communication with the tenant for community.

Financial Reporting

Detailed accounting records are maintained. Log in to your owner portal to view reports and invoices. B1 Realty will provide you and your tax preparer with complete end of year detailed financial statements.

Evictions

In the unfortunate event that a tenant needs to be evicted, B1 Realty will handle the eviction from start to finish to get back possession of the property as quickly as possible.

TURN OVER SERVICES

You can hire us to represent you when one of your leases ends and the property needs to be ready for the next tenant. A full walk-through of the property will be performed, all property areas will be meticulously evaluated and we will help you determine what needs to be done to get the property ready for the next tenant and the cost of it. We can also contact the different vendors and provide you with all the estimates for your approval. We will coordinate all repairs and upgrades with the subcontractors and supervise the projects until the work is completely done. We will be your eyes and ears at all times through the process, giving you a complete peace of mind.

When you are performing a turnover of a property, Florida law and statues have some deadlines that need to be covered. For example, as a landlord you have a maximum of 15 days from turnover to claim the repairs against the deposit, if necessary. Most of these expenses go against the last tenant’s deposit. We will take care of evaluating everything within the timeline, contracts, residual of the deposit to be returned and certified letters with necessary documentation.
